Water leak in the upstairs caused clear water stains in multiple rooms. Texas water doctor came out right away and was super helpful. Once here walked me through everything. Gave me reassurance everything will work out. Super professional, empathetic to my stress, more importantly had the personal touch getting more involved in helping remedy the situation vs the other guys how checked a few places and were in and out.

They do a great job, they are very knowledgeable about working with the insurance company and FEMA. I had called them when I had a few properties damaged from Hurricane Beryl and they were very meticulous in their work and had a quick turnaround for the job. They also have always been promptly responsive with any questions about the project. I had tried to call other companies but they gave me the runaround with quotes once I told them I was working with FEMA, but not these people. You can definitely call them for help in any area of Dallas or Houston and you will get great service. I used them for Houston, but they are located in Dallas. I would definitely try if you are in any other area of Texas as they may have service there as well.

Why Little Elm Homes Face a Unique Mold Problem

66 miles of Lewisville Lake shoreline wraps around Little Elm, and that much water so close to home means higher ambient humidity year-round, the exact condition mold needs to take hold.

Lakefront & Peninsula Humidity

Little Elm sits on a peninsula into Lewisville Lake, and homes closest to the shoreline carry consistently higher humidity than properties even a few miles inland, A year-round condition, not just a summer one.

Newer Construction, Tighter Envelopes

Most of Little Elm was built out in the 2000s and 2010s. Modern homes are built tighter for energy efficiency, which means less natural airflow, if moisture gets in, it has fewer ways to get back out on its own.

Pools, Irrigation & HOA Amenities

Master-planned communities here are heavy on pools, irrigation systems, and shared amenities, all additional moisture sources close to the home that can contribute to mold if a leak goes unnoticed.

Little Elm Areas We Serve

Sunset Pointe

Lake-Adjacent + Pool Homes

One of Little Elm's largest established communities near Lake Lewisville, with heavy pool and irrigation density.

Paloma Creek / Paloma Creek South

Master-Planned + Resort Amenities

A large master-planned community with multiple pools and greenbelts, plenty of nearby moisture sources if a leak goes unnoticed.

Wildridge / Peninsula Communities

Direct Shoreline + Highest Humidity

Homes on private-access peninsulas directly on Lake Lewisville see the highest ambient humidity in Little Elm.

Spiritas Ranch

Newer Construction + Tight Envelopes

Recently built near the lake shore, modern construction means less passive airflow if moisture gets trapped.

Marina Vista Estates / Mariner Pointe

Marina-Adjacent + Boat Storage

Properties near Little Elm's marina and Lakefront District, where boat storage areas and garages see added humidity exposure.

Why Choose Texas Water Doctor for Mold Removal in Little Elm?

  • Lakeside humidity and new builds: Little Elm wraps around Lewisville Lake, and a lot of its homes are newer and built tight. Lake humidity plus tight construction traps moisture in attics, closets, and walls.
  • Tight homes, tight containment: Newer Little Elm homes hold air well, so the work room is sealed in poly and run under negative air to keep spores out of the HVAC return.
  • Wet material is removed: Drywall, insulation, and pad with growth leave in sealed bags. Exposed studs are HEPA vacuumed, wiped, and dried.
  • Outside assessor for big areas: At 25 contiguous square feet, the state requires a separately licensed assessor to write the plan and run the final test.

Little Elm Mold Removal, Start to Finish

  • Moisture and humidity check: Readings in attics, closets, and walls, plus indoor humidity, since lake air keeps tight homes damp.
  • Protocol when the area is large: 25 square feet or more gets a protocol from an independent assessor. Smaller jobs get a written scope.
  • Seal the room and the returns: Poly barriers and negative air, with nearby HVAC returns covered.
  • Take it out: Contaminated materials are bagged. Framing is vacuumed and cleaned.
  • Dry it down: Dehumidifiers run until readings match the dry parts of the house, then the area is tested.

Little Elm Mold Remediation Cost Guide

Typical pricing for mold remediation in Little Elm and the surrounding Lewisville Lake area of Denton County

Typical Little Elm Project

$1,400–$3,900

Most single-area jobs land in this range

Price Per Square Foot

$10–$25

Depends on size, room, and what is growing

Assessor Visit

$272–$422

Required under Texas rules at 25 contiguous sq ft

Little Elm Prices by Area

Bathroom / Kitchen $500–$1,333

Growth on grout, caulk, and the cabinet floor under the sink. In tightly built Little Elm homes, shower steam that isn't vented out keeps these rooms damp.

Walls / Drywall $1,000–$20,000

When growth is on the back of drywall, the drywall gets replaced. Energy-efficient wall assemblies hold moisture longer once water gets in.

Attic $1,500–$12,000

AC condensate pan overflows and blocked roof ventilation are the usual causes, made worse by humid air coming off the lake.

Slab / Foundation Leaks $1,000–$10,000

North Texas clay soil shifts with wet and dry seasons, stressing under-slab lines. Slow leaks can feed hidden mold for months.

HVAC / Air Ducts $1,900–$10,000

The most urgent situation. Once the system is contaminated, every room gets spores, and lakeside humidity keeps AC coils and drain lines working hard.

Whole House $10,000–$32,000

Usually follows a freeze event like Winter Storm Uri, a storm-driven roof leak, or a long-term leak nobody caught.

Little Elm Price Factors

  • Distance from the lake: shoreline and peninsula homes often have moisture in more places, which widens the scope
  • Mold type: Stachybotrys jobs run about 15 to 25% higher for added gear and lab work
  • Construction type: tighter, newer homes may need more drying time and air scrubbing before the job is cleared
  • Home size: larger homes in master-planned communities mean more affected area and more HVAC zones
  • Emergency timing: after-hours and weekend calls cost more
  • Post-remediation testing: needed at 25 sq ft and up, usually $272 to $422

Little Elm Insurance Basics

  • Usually covered: sudden events such as a split pipe, storm roof damage, or a failed appliance
  • Usually not covered: long-term humidity, slow leaks, and skipped maintenance
  • Flood water: lake or storm water coming in from outside is a flood insurance claim
  • On jobs of 25 sq ft or more, the assessor and remediator must be separate TDLR-licensed companies. Texas Water Doctor coordinates with the assessor for you.

Little Elm Mold Removal FAQs

What Little Elm homeowners ask before a mold job

What does mold removal run in Little Elm?
Most single-area jobs in Little Elm run $1,400 to $3,900, or about $10 to $25 per square foot. A bathroom or under-sink job can be under $1,500. Mold that has spread through walls, the attic, or the HVAC system costs more. The free inspection ends with a quote on paper.
Does living near Lewisville Lake make mold more likely?
Yes. Homes close to the shoreline and on the peninsulas carry higher humidity all year. That doesn't cause mold on its own, but when a leak or AC problem adds water, the material stays wet longer and mold grows faster.
My Little Elm home is newer. Can it still have mold?
Yes. Houses from the 2000s and 2010s are built tight for energy savings, so trapped moisture has nowhere to go. A wall leak or a plugged AC drain can start mold in a house just a few years old.
Will my homeowners insurance pay for mold remediation?
Often yes, when something sudden like a pipe or appliance failure caused it. Often no for long-term humidity or slow leaks. Lake water or flooding is a flood policy claim. The damage is documented and sent straight to your carrier.
Does Texas require a separate assessor?
For jobs of 25 contiguous square feet or more, yes. A TDLR-licensed assessor writes the plan, and a different licensed company does the removal. Texas Water Doctor coordinates with the assessor so you still have one main contact.
How many days will the work take?
A small, contained area usually takes 1 to 3 days. Larger jobs involving drywall, the attic, or HVAC can take 5 days or more, including drying and clearance testing. We give you a timeline after the inspection.

Quick Response & Insurance Assistance

Little Elm and lakeshore calls get a quick inspection slot. Expect humidity and moisture readings, a measured outline of the growth, and a written plan. At 25 contiguous square feet or more, a licensed assessor sets the protocol first, which Texas requires, and your insurer receives the records.
